Brad Dallet is a shareholder in the Milwaukee office of Whyte Hirschboeck Dudek S.C. where he is the chair of the firm’s Real Estate Practice Group. Mr. Dallet concentrates his practice in the area of real estate transactions and real estate finance, and is experienced in representing national, regional and local retailers, developers, companies and individuals in the purchase, sale, development and leasing of retail, industrial, office, and multi-family real estate.

Representative Work

  • Assisted largest regional grocery retailer with purchase, sale, sale-lease back, leasing and development of multi-store locations, including multi-store acquisitions, expansion in the marketplace, re-development of existing stores, and negotiations with national developers and retailers of leases and shopping center operating agreements.
  • Assisted a local developer in land assemblage, development and lease negotiations of multiple national retail pharmacy locations.
  • Assisted several local developers in the acquisition, development, leasing and sale of retail shopping centers, including extensive work negotiating leases and shopping center operating agreements with big box, mid box, and small national retailers.
  • Assisted several national and regional retailers in its site selection, development and leasing of multi-store locations.
  • Assisted a local manufacturing company with the expansion of its facility.
  • Assisted a local developer with the development of corporate headquarters for a Fortune 500 company.
  • Assisted an asset manager with leasing and management of multiple office, retail and industrial properties owned in the "tenant in common" (TIC) structure.
  • Assisted real estate developers in developing multi-family condominiums, including drafting declarations and disclosure materials, forming non-stock corporations to manage and control the common elements, negotiating and closing the sale of individual condominium units.
  • Assisted investment property owners with simultaneous, deferred and reverse Section 1031 like-kind exchanges.
  • Assisted a variety of tenants and landlords in the drafting and negotiations of office, industrial and retail leases.
  • Assisted a major local home builder with the acquisition of land, formation of homeowner’s association, and development of declaration for the creation of residential subdivisions.
  • Assisted several national banking institutions in drafting, negotiating and closing numerous construction, mortgage, asset-based, equipment, and floor plan loans.
